Modular Construction

We are proud to be a part of and contribute in to what arguably must be one of the most innovative and fast paced growing sectors and technologies within the construction industry. The Modular Construction sector is set to experience huge growth with the United Kingdom being one of the principal markets leading the way.

What Is Modular Construction?

Modular construction is principally the idea of manufacturing a building off site and simply erecting the pre-fabricated sections, modules and components on site. The fabrication is carried out with the same codes of practice, the same materials and controlled conditions as more conventional construction methods. This method is ideal for projects that have a time sensitive deadline which otherwise may not have been possible.

Construction of modular buildings occurs simultaneously with site work, allowing projects to be completed in half the time of traditional construction.

Reduced Construction Schedule:
Because construction of modular buildings can occur simultaneously with the site and foundation work, projects can be completed 30% to 50% sooner than traditional construction.

Elimination of Weather Delays:
60 – 90% of the construction is completed inside a factory, which mitigates the risk of weather delays. Buildings are occupied sooner, creating a faster return on investment.

Built to Code with Quality Materials:
Modular buildings are built to meet or exceed the same building codes and standards as site-built structures, and the same architect-specified materials used in conventionally constructed buildings are used in modular construction projects – wood, concrete and steel.

The factory-controlled process generates less waste, creates fewer site disturbances and allows for tighter construction.

Greater Flexibility and Reuse: Modular buildings can be disassembled and the modules relocated or refurbished for new use, reducing the demand for raw materials and minimizing the amount of energy expended to create a building to meet the new need.

Less Material Waste:
When building in a factory, waste is eliminated by recycling materials, controlling inventory and protecting building materials.

Improved Air Quality: Because the modular structure is substantially completed in a factory-controlled setting using dry materials, the potential for high levels of moisture being trapped in the new construction is eliminated.

Modular buildings are built with the
same materials and to the same building codes and architectural specifications  as traditional construction. Once assembled, they are virtually indistinguishable from their site-built counterparts.

Safer Construction:
The indoor construction environment reduces the risks of accidents and related liabilities for workers.

Better Engineered Building & BIM:
PMC relies on advanced BIM for visualization to assess the energy performance and identify the most cost-effective efficiency measures. PMC is ideal for the use of this technology where the construction process is already a collaboration of systems, materials and people—much like the software itself.

Limitless Design Opportunities:
Modular units may be designed to fit in with external aesthetics of any existing building and modular units, once assembled, are virtually indistinguishable from their site-built counterparts.

Modular Unit Extension on top of existing building.

This method is a practical, cost effective, lightweight method of increasing the floor space of a building when there is no option to extend outwards. It’s becoming more common within city centre locations as a great method to add additional stories to both apartment, housing and office buildings.

The determining factor is based on the additional load bearing the existing building and foundation can take. This meaning you could go one additional floor, or potentially 5+ additional floors. Office conversions to apartments are a common place to use this method where a large steel frame or RC frame were used to form the original construction designed with a high load bearing.

This new option gives Developers additional cost effective solutions when previously constructing in this format was slow and cost heavy. Options to increase value and rental yield on properties already owned and also additional options to explore new opportunities when expanding a portfolio.

A major benefit to this construction is the project begins before any disruption to the proposed site takes place. The building can remain open and functioning bringing rental income or usable space up until the modular building has been fabricated off site. At the final stages the site is prepared for the adjoining structure, components are transported to site and craned into place with some finishing to be applied. Following this the project is near completion within a fraction of the time on site of a traditional project.

Of course Modular construction can be used for new build developments, low rise apartments and mostly residential or office projects, but extending on top of existing buildings is definitely a trend which will become much more popular year on year.

Furlow Construction X Modular Construction.

We have invested further into the design aspect of Modular construction, additional warehouse space and logistics in order to create an ever more efficient service for delivery of projects to our clients. We can offer a full Design & Build service offering you a full range of material options and design specifications to suit your project specific budgets. Furthermore through experience we can make recommendations depending on the project, commercial, residential for lettings, student accommodation, retail etc.

Our Design and Build service also covers you from point of planing, if you have an approved planning application for a specific development or project, we can convert the floor plans and elevations into working drawings for a modular construction. Once completed the difference in construction is virtually un-distinguishable. Of course traditional construction methods also have their own positives which our team will be happy to discuss with you.

Our simple and friendly approach and distinguishable accreditation from The Federation of Master Builders gives you complete satisfaction the quality and service our clients recieve is above and beyond any other company within the construction industry. Contact our team to discuss your project and the benefits in which modular construction may have for your project.

Modular Construction can be utilised in such a wide variety of projects, here we have a design to the left of a larger scale development which could be used as Residential or Commercial and below a simple design for a pair of semi detached houses.

Planning Better, Communicating Better, Building Better.

Lets create something together.

We understand how different one project can be to another, all of us are honored and excited to be involved in any project you may have. So why not get in touch and we can discuss your vision. Let us show you how our simple in house approach to construction can benefit you or your business. we go the extra mile throughout all of our projects.
